Repair & Maintenance Work Examples

Property management as well as letting services are our core functions but we also carry out repair and maintenance work too - much of it in-house, some through approved associate suppliers and providers.

Here are some examples of work done.......

Cheriton:

DRY ROT!

Not what a client wants to hear when the tenant has complained of a sagging floor, but if it's there it has to be dealt with properly. This floor had to come up in two separate areas, all affected timber cut away, the ancient 'mess' below to be cleared up, complete wood treatment applied to all accessible timber points and board, new timber beams and supports installed, skirting fabricated to match as best possible with the Victorian rest, radiators moved and replaced, new electric point installed, carpet refitted, timber and walls painted etc. etc. 5+ man day's worth but a nice job even if we do say so ourselves! Tenant was happy and client recovering!

Park Court, Canterbury:

Major leak; sodden, rotten / ruined bathroom floor. All sanitary ware removed and floor uplifted and disposed of. New floor laid and bathroom re-established

Augusta Gardens, Folkestone:

Clear away old bush and rubble and then erect new picket style fence and gate to client specifications. Work included some concrete fixing and gate furniture installation.

Bouverie Road W, Folkestone:

Repair jammed and overflowing macerator system. Showing start of works (no pictures of cleaned and repaired macerator!), then the finished job, tested as OK and then all cleaned up. Phew (and Poo).

Tontine Street, Folkestone:

Fitted new water heater and then checked the electrical installation generally before commissioning. Found that earth bonding had been removed from the gas supply pipe and so renewed same to bring up to safety standard!

St. Michael's Walk, Hawkinge:

The old fence had literally 'had it' and further repairs were just not going to solve things. We replaced the whole fence and the gate; the tenants are now much happier!

TESTIMONIALS

(Some of many we are pleased to say!)

"I have just given your number to ...... as they will have a 3 bed house available for rental shortly in Cheriton. They normally find their own tenants but I have recommended you .....

Thanks again for the very prompt and efficient repair. You are both stars!" Kate

"Dear Martyn. ....Your involvement in the process (of sale) has been, we think, way above the 'normal' duties of an agent. It has been very much appreciated - your acting on our behalf in so many different ways ... Thanks for a great job well done!" Derek & Jean

"Being a tenant for over 11 years you are by far the fairest and most professional landlord I have dealt with". AH

"Recently sold my mothers house via Embassy Management. This was the first time I have sold a house and I found Martyn to be very professional and most helpful through every stage of the sale process. I would definitely recommend this company." Lyn, Hawkinge.

"Very recently purchased a house via Embassy and found them to be more than helpful especially as my sale and purchase had its problems Martyn was always at end of phone to reassure. Thank you very much." Heather

"All together impressed with Embassy Management." John B

"Embassy have sold two of our properties. We always found them very professional and exceptionally good value. They are much cheaper than the main street estate agents even so they always showed the potential purchasers around and immediately kept us up to date of the situation. Excellent agents who I would definitely recommend.

They have also assisted us in the maintenance of our rented properties. Nothing was too much trouble and they always seemed to go to that extra length to make sure everything was completed as one would expect." C & R
