Block Management Service

Our service may include as necessary and/or where appropriate the items listed below, however this list is not absolute or exhaustive as we can tailor to each individual blocks needs:

  • To set and agree Service Charges each year to meet the property's needs

  • Collection of Service and Maintenance Charges as budgeted and agreed

  • Set up, receive, hold and use funds from within a dedicated client account in accordance with the needs of the building and the members (and company if appropriate)

  • Regularly review the repairs and maintenance requirements of the property and adjust budgets if deemed necessary

  • Routine inspections as standard

  • Arranging a communal electricity account to ensure the cheapest deal, along with submitting regular meter readings to ensure your bills are always correct

  • Arrange a common areas maintenance and cleaning service via professional contractors

  • Appoint contractors and oversee any minor or major property maintenance projects as agreed with the freeholder and leaseholders including following section 20 procedures where necessary

  • Arrange best value Building Insurance as required and to ensure such is in place continually

  • Verify, approve and pay invoices received in relation to Common Areas from available funds held in the account

  • Compile an annual account package

  • Submit statements and accounts to Companies House if applicable via our in-house Accounts Department

  • Arranging of Annual General Meetings
